Property Description

The subject property is a specialized facility designed and developed as a fertilizer manufacturing plant, previously operated by Hi-Fos (Pty) Ltd. It is situated on farmland with access provided via an internal servitude road that connects to adjacent farms. This property has been extensively improved with a range of purpose-built structures and facilities, including office buildings, warehouses, production plants, and various ancillary structures, all supporting industrial operations.

 

Key Improvements:

Office Building (383m²):

A single storey, plastered brick structure with painted finishes, tiled roofing, and coated

aluminium-framed windows.

The layout includes:

·       A reception area with a built-in counter.

·       A boardroom and three open-plan offices, all featuring built-in dark veneer cupboards.

·       A walk-in safe, a kitchen, and cloakrooms with quality sanitary ware and fittings.

Laboratory (160m²):

A double-storey brick building near the raw material receiving entrance. It houses a laboratory

and control office on the upper level, with storerooms below.

 

Generator Room (135m²):

A rectangular brick structure with a pitched IBR roof, cyclone ventilation units, and a chain operating roller shutter door for access.
